The build encompassed a branded reception with illuminated dimensional signage, open collaborative lounges, private phone rooms, glass-fronted conference rooms with digital booking systems, a full café and social hub, and open-plan workstation areas — all designed to balance the tech-forward identity of a cybersecurity company with warm, human-centered workplace design.
Scope: Demolition of existing conditions, new MEP infrastructure, exposed industrial ceiling with painted ductwork, luxury vinyl plank flooring throughout, custom glass partitions, integrated AV and digital room booking systems, biophilic design elements, and curated furniture installation. Conference rooms featured NYC neighborhood-themed naming — a detail that reflects the client's connection to the city.

Interior fit-out of a ~4,000 square foot showroom for On Running, the Swiss performance footwear brand, at 165 Mercer Street in the heart of SoHo. The build transformed a raw space within a landmark cast-iron building into a refined retail showroom designed to showcase On's product line in a clean, modern environment that complements the brand's minimalist identity.
Scope: Full interior demolition and build-out including new MEP systems, custom display fixtures and millwork, feature lighting, polished flooring, and brand-specific design elements — all executed within the constraints of a landmarked SoHo building. The finished space balances the building's historic character with On Running's sleek, technology-forward brand aesthetic.

The space was designed as a modern, collaboration-focused workplace featuring open lounges, conference rooms of varying sizes, private phone booth pods, a full kitchen and social area, and open-plan workstation zones — all built to support Zoom's hybrid work model.
Scope: Complete demolition and build-out including new MEP systems, polished concrete flooring, exposed and painted ductwork, custom glass partitions, integrated AV systems with dual-display conference setups, digital room booking panels, branded color accents throughout, and biophilic design elements including hanging planters and potted greenery.

Wyndham Garden North Bergen
Ground-up construction of a 5-story Wyndham Garden hotel at 1706 Paterson Plank Road in North Bergen, New Jersey. The property features guest rooms and suites with 10-foot ceilings, over 3,700 square feet of divisible meeting and banquet space across three conference rooms, a 1,500 square foot rooftop event terrace, on-site covered parking, and full lobby and restaurant buildout.
Scope: Full structural scope and architectural trades — from foundation and steel erection through envelope, interior framing, finishes, and MEP coordination. LOD collaborated directly with the owner/developer throughout the project, delivering a turnkey hospitality property ready for Wyndham brand operations.
