A Swiss Performance Brand Comes to SoHo

LOD Construction delivered a full interior fit-out of approximately 4,000 square feet for On Running, the Swiss performance footwear and sportswear brand, at 165 Mercer Street in the heart of SoHo. The project transformed raw commercial space within a landmark cast-iron building into a refined retail showroom designed to showcase On's product line in a clean, modern environment that complements the brand's minimalist identity.

The completed showroom features a carefully designed entry zone with architectural partition walls and brand graphics, a main showroom floor with custom display fixtures and directional track lighting, a client lounge area with feature wall photography and sectional seating, a finished kitchenette with custom sage green cabinetry, and a fully organized back-of-house stockroom with industrial shelving and LED strip lighting.

What We Built

The scope required a meticulous approach — balancing the historic character of the building with On Running's sleek, technology-forward brand aesthetic. Every element was carefully considered to respect the existing structure while creating a contemporary retail environment.

  • New MEP (mechanical, electrical, plumbing) systems throughout

Building Within a Landmarked SoHo Icon

The primary challenge of the On Running showroom was working within the constraints of a landmarked SoHo cast-iron building. As a designated New York City landmark, any modifications to the building required review and approval from the Landmarks Preservation Commission (LPC), adding layers of regulatory compliance to every design and construction decision.

SoHo's narrow streets, limited loading zones, and the building's historic freight infrastructure also created logistical challenges for material delivery and construction access. LOD's team developed a logistics plan that worked within these constraints while maintaining project momentum — coordinating deliveries during restricted windows and managing noise-sensitive construction protocols required by the building and the neighborhood.

The design challenge was equally significant: creating a contemporary, brand-forward retail environment that honors the character of one of SoHo's iconic cast-iron buildings rather than fighting against it. The finished space achieves exactly that balance.
